OS National is working to minimize service disruptions during COVID-19
OS National continues to close real estate transactions in most every county where we operate across the country.
Our priority remains to protect the health and safety of our employees, customers, and the communities in which we operate while upholding our service commitments.
County office closures can impact both the ability to conduct or update title
searches and the ability to record title documents. To learn about how this may

How transactions may be impacted
We can close and insure transactions in most counties where we operate. Refer to the list on the right for the latest counties where new title orders and closings are currently impacted.
If a title search cannot be performed for your transaction, we will not be able to close until the search is completed.
If a county recorder office is currently closed, the receipt of recorded documents could be delayed, and for new orders we will require all parties to sign a Gap Indemnity Agreement. (Note: If the transaction amount exceeds $10 million, we will need to obtain specific underwriting approval.) While we will still issue title policies to you, documents will be recorded when the county re-opens or when the limitation is lifted. Addressing document delays will be our immediate priority once affected counties return to operation.
